COMMUNAL AREAS

 

THE ENTRANCE

Pedestrian entrance from Calle Malvas. Gated entrance with video phone. Secured access with key lock/ code.

 

THE GARDEN

Landscaped gardens with plants and trees. To be decided together with a landscape architect.

 

SWIMMING POOL AND SUN DECK

130 square meters (20m x 6,5m) heated infinity pool. Night lightning system in the pool. Sea view from the swimming pool and sun deck. Entrance to the pool with steps and ladder. Solar panels heating up the common pool.

Neighbouring sun deck with anti slip tiles around the pool.

3 outside showers beside the pool.

 

FITNESS AREA – SOCIAL AREA

Approx. 50 m² fitness area under the pool area/ sun deck. Fitness area will be equipped with one treadmill, one spinning bike, one body-building machinery, gymnasium mats and some dumbbells. Fitness area will have large windows facing south east.

Tv-room/ social room of approx 30 m²

Social area with table tennis.

There will be ladys and gents facilities, including shower, connected to the fitness area.

 

GARAGE AND STORAGE ROOMS

Closed garage with easy access from Calle El Roble. Automatic sliding door from entrance.

Individual storage rooms to each house in basement.

Each house will have one separate electric socket in parking space

Outside facade in painted concrete. Interor walls and ceiling painted.

Lift and stairs with direct Access from the the garage to common area, with easy access to each house.

 

FENCES

Fences in glass in front of the A-block, B-block and in front of common pool and sun deck area.

Other communal areas and private gardens separated with low metal fences.

 

 

THE HOUSES

 

STRUCTURE AND FOUNDATIONS:

Reinforced concrete foundation and structure in compliance with current regulations. The entire execution process will be audited by a external technical control organization (O.C.T.), and by a Quality Control Laboratory, which will certify the correct execution.

 

FACADES:

Enclosures of double wall: Exterior wall of brick. Interior slab with mortar cement. Thermal insulation (rock wool: 4 cm thick). Air chamber. Interior wall self-supporting gypsum-laminated board with termal insulation (rock wool: 4 cm thick).

Exterior finishes with exposed brick, stone cladding or paint.

 

GARDEN

A and B houses will be delivered with artificial grass in the garden

C house garden is delivered with soil, ready for either natural grass or tiling.

D houses are delivered with soil, ready to plant or do natural grass.

 

INTERIOR WALLS, INSULATION AND CEILINGS:

Interior divisions of the house: self-supporting gypsum-laminated board and insulation (rock wool: 7 cm thick).

Separation of houses with bricks (11 cm thick) and self-supporting gypsum-laminated board and insulation (rock wool: 4 cm thick) on each face.

Ceilings of laminated plasterboard in all the house, with inspection hatches in bathrooms.

Acoustic insulation under the entire floors of the house (extruded polystyrene foam 3 cm + impact noise sheet 0.5cm).

 

DECKS:

Flat roofs and terraces with thermal insulation (extruded polystyrene foam: 6 cm thick).

 

LININGS:

Interiors painted in smooth plastic white paint.

In bathroom walls porcelain stoneware cladding: Saloni Sunset 25x75 / Saloni Autumn 15x90 in shower.

 

FLOORS:

Interior floors with porcelain stoneware: Saloni Autumn 15x90 / Saloni Street 60x60.

Outdoor floors of terraces with porcelain stoneware: Saloni Street 60x60 antislip.

Elegant staircase in the living room (A,B,D).

Metal structure ladder with wooden steps and safety glass railing (6 + 6mm thick)

Installation of Air conditioning cold/warm heating in all rooms.

Basic Project models: DAIKIN ADEQS 35/50/60/71 (it depends on each floor and houses). Interior machines located on the roofs of bathrooms and outdoor machines on flat roof.

Electric underfloor heating in bathrooms:

System of mechanical ventilation in kitchens and bathrooms as per regulations

 

PLUMBING:

Installation plumbing reticulated polyethylene pipes with isolation.

 

ENERGY CERTIFICATION

According to its energy consumption this building has obtained the B grade.

 

OPTIONS AND EXTRAS

Option: Underfloor heating with water pipes
